We’ll begin with a quick 15-minute call to align on timing and priorities. From there, I dig into research by pulling comps, analyzing neighborhood data, and crafting a marketing strategy tailored to your home.

During a 90-minute in-person consultation, we’ll walk through the house together with buyer eyes. We’ll talk about what updates you’ve made, what you wish you had, and what changes might be worth considering before we list. I’ll share relevant market data like average sale prices, days on market, and showings-to-pending ratios so you can clearly see where things stand. Then, I’ll walk you through the full selling process and how my marketing strategy is built to highlight your home’s strengths and maximize visibility.

We’ll close with a conversation about what matters most to you, whether that’s the highest price, the fastest sale, or the best return. From there, we’ll build the game plan to get you there.

Determine Your Timeline

Whether you're ready now or still figuring things out, we’ll build a timeline that works for your life and your goals.

Sign Listing Documents

I’ll prepare and walk you through all the necessary paperwork to officially list your home.

Order Pre-Title & Schedule Municipal Inspections

Let’s avoid surprises by being proactive. This is when title work is ordered and any required local compliance inspections are scheduled. Taking care of these early helps prevent last-minute delays later in the process.

Prep for Photos

Before photo and video day, we’ll discuss staging ideas and improvements that can boost appeal and maximize return.

Set the List Price

Using local market data and your home’s unique features, you’ll determine a smart, strategic price.

Create Marketing Materials

A custom marketing plan will be developed, including professional photos, video, social media, listing copy, and more. (This is where those two marketing degrees really come in handy ;)).

List Your Home

Your home officially goes live and is visible to buyers and agents across the market. Depending on your goals, we can list it on the MLS, show it off-market to my network, or use a delayed strategy to build interest before launch.

Install the Sign

We’ll place a sign to catch local traffic and signal the home is available.

Showings Begin

Showings will be coordinated to minimize disruption, and feedback will be shared as it comes in.

Review Offers

When an offer comes in, I'll break it down clearly and help you evaluate the best path forward.

Negotiate with Buyer

We’ll handle negotiations with confidence and transparency, always keeping your goals in focus.

Prepare for Appraisal & Final Steps

Once you're under contract, we’ll get the home ready for the appraisal and handle any prep needed along the way.

Schedule Closing & Utilities

Closing day will be coordinated, utilities will be scheduled to shut off at the right time, and final steps will be taken to prepare the home for its new owner.
